About this villa

Villa Rosa sits on Coronation Drive within Royal Westmoreland, St. James, right alongside the golf course, with the fairways running out to the Caribbean Sea beyond. The plot covers half an acre of landscaped grounds, giving the house good privacy on all sides, and there is plenty of room outside for an infinity-edge pool set into a shell stone sun terrace, plus a garden bordered by mature trees. You come in through a courtyard into a coral stone hallway, which opens onto a double-height dining area beneath a wrap-around stone staircase and a shuttered gallery. Those gallery shutters and windows bring in the eastern breeze and plenty of daylight. The sitting room beyond has doors on three sides that open onto a covered terrace, good for eating outside or just sitting with a drink. The kitchen sits just off the dining room and connects to a separate laundry area with its own drying yard. Of the 4 bedrooms, all 4 are ensuite. Three of them are on the lower level, and two of those open through French doors onto the terrace. The master suite is upstairs, with views over the resort and sea, and steps out to a private balcony above the pool. Throughout the house the materials and furnishings are contemporary and kept to muted tones, though the coral stone walls, shell stone terraces and exposed pickled pine ceilings keep a Caribbean feel. It is a house built for family stays, close enough to the Clubhouse, tennis courts and communal pools to reach by golf cart, with Holetown and its shops, restaurants and entertainment nearby too. Guests at Villa Rosa can use the resort's private gym, communal pool, golf and tennis facilities, and the Mullins Beach Club, which has a daily shuttle service. Holetown and the nearest beach are an 8-minute drive away, with a shopping mall, supermarket, local arts and crafts, and a range of places to eat. Royal Westmoreland Golf Club operates independently of the estate and can change its rules, including course access and tee times, at its own discretion. From 1st May 2026, a weekly charge applies for house guest membership cards, based on the number of bedrooms booked rather than occupancy. Guests who do not want to use Royal Westmoreland amenities do not need to register. The charge is per week, or part thereof, and covers everyone staying in the villa; it is not calculated on a daily or per-guest basis. For 1-2 bedroom properties it is Bds$200.00 per week, for 3 bedroom properties Bds$250.00 per week, and for properties with 4 or more bedrooms, Bds$300.00 per week.
