A 3-bedroom villa in Royal Westmoreland's Forest Hills, with sea views, two pools and resort-wide access
About
About this villa
Forest Hills 33, known as Paradise Villa, sits inside the gated Royal Westmoreland Golf & Beach Resort in St. James, within the Forest Hills enclave of the estate. The villa has 3 bedrooms and 3 bathrooms, and from its upper-level terraces you get views over the Caribbean Sea and the Royal Westmoreland Estate itself. Those terraces are set up for proper outdoor living, with comfortable seating and a deck for al fresco dining, plus a six burner barbecue for whoever is cooking. Inside, the living, dining and sitting areas are open-plan and lead straight out onto sun-filled terraces, so the line between indoors and out is blurred rather than fixed. The kitchen is fully equipped, with a dishwasher, microwave, blender, toaster and icemaker among the fittings, enough to cover anything from a quick breakfast to a full dinner. All three bedrooms have ceiling fans and air conditioning. The master bedroom and bedroom two each have their own private ensuite bathroom, while bedroom three uses the third bathroom in the house. Outside the villa itself, Forest Hills has 11 acres of private, manicured gardens kept for the exclusive use of the Forest Hills community. These grounds include a substantial communal pool deck with both shaded covered areas and open loungers and chairs. There are two pools to choose from: a large one for swimming lengths or simply floating about, and a separate children's pool for younger guests to splash in shallow water. A housekeeper, Marcille, comes with the villa and takes care of keeping it clean and handling the laundry during your stay, which takes one task off the list for guests. Staying at Paradise Villa gives free access to Royal Westmoreland's on-site facilities, among them tennis, padel tennis, pickleball, dining options, and an air-conditioned gymnasium at the Sanctuary pool deck. Guests also have use of the Royal Westmoreland Beach Club at Mullins Bay. On top of that, guests staying here get discounted access to the resort's championship golf course, designed by Robert Trent-Jones Jr. Check-in is from 4:00 pm and check-out by 11:00 am. On membership: the member, their spouse or partner, and any children get full use of the Sanctuary gym, pools, jacuzzi, tennis courts, golf course, driving range and Mullins Beach Club. Guests staying in the villa register for house guest cards to gain access to these facilities. For golf specifically, villa guests pay either the Unaccompanied Full Member's Guest rate or the Twilight green fee, unless accompanied by the member, in which case the Member Guest fee applies. From 1st May 2026, a weekly charge applies for house guest membership cards. This is based on the number of bedrooms booked rather than how many people are staying, and guests who don't want to use the resort's amenities don't need to register. The charge is per week, or any part of a week, and covers everyone staying in the villa; it isn't calculated per person or on a daily basis. For 1 to 2 bedroom properties the charge is Bds$200.00 per week, for 3 bedroom properties it is Bds$250.00 per week, and for 4 or more bedroom properties it is Bds$300.00 per week. There is a safe in the master bedroom and Wi-Fi throughout the villa. The closest beach is Colony Club.
