Happy Trees sits on the Sandy Lane estate in St. James, set on over an acre of landscaped grounds shaded by mature trees. The house pairs modern finishes with a genuine concern for comfort, and the owners have built in a number of eco-friendly touches: recycled roofing materials, LED lighting throughout the house and garden, rainwater collected in underground tanks for irrigation, insulated sliding doors and solar water heaters. You enter into an open-plan living and dining area that leads straight out to a large covered patio, where an informal lounge and dining space sit under a slatted roof that can be opened to let the sun in or closed for shade. A central TV room and a large, well-equipped kitchen complete the main living spaces, and a study sits just off the principal bedroom. Lighting and music throughout the house and garden can be adjusted from wall switches or from either of two iPads, one in the kitchen and one in the living room, so you can turn up the lights on the terrace or dim them in a bedroom, and choose classical music for the dining area while something livelier plays by the pool. The four bedrooms are arranged together in one wing of the villa. All are air-conditioned and have their own ensuite bathroom, with comfortable mattresses, good quality linens, plenty of pillows, flat screen TVs with Direct TV and Apple TV, WiFi and hair dryers. Large glass doors open onto the garden, bringing in the daylight and the view. Outside, a large infinity pool with salt water looks out over the garden, with a deck for relaxing and a gazebo beside the pool fitted with an ice maker, a small table and chairs and extra seating for anyone who wants to stay outdoors. Staying on the Sandy Lane estate also gives you use of the Property Owners' Beach Facility next to the Sandy Lane Hotel. This includes your own cabana for storing personal items, along with lounge chairs, an umbrella, changing rooms and a sheltered seating area, plus a bar serving refreshments for a fee.
